San Ramon Valley Events - February 2017

    Hi,

    Just like that we are already one month into 2017. There has been a lot of speculation about what this year will bring for the real estate market. Would it continue to be a strong seller's market or will we see a shift to a more balanced market? Most signs pointed to a market that would continue to have a lack of inventory, with price gains that would be lower than the past few years due to raising rates and political uncertainty.

    Now that we are a month in, what are we seeing? We are still sitting in a low inventory market, but there are more homes for sale now then there were a year ago. At the beginning of February 2016 there were 50 active homes for sale on the MLS in San Ramon. Currently there are 86. Danville had 43 homes for sale this time last year, and today there are 71. This month alone there were 134 new active listings in Danville and San Ramon combined. 79 of those were listed in the last seven days. 45 of the 134 homes are currently in contract. Average market time for those sales currently in contract  was 6 days. We are seeing more homes come on the market and the majority of those homes are selling quickly. There may be a sense of urgency with buyers wanting to take advantage of low rates, which is helping sales move faster.

    I really enjoy looking at the market, crunching the numbers, and trying to anticipate where things will go in the coming months. If you are interested in learning more, or just want to talk about the market, give me a call. I'm always happy to chat.

    If you have not heard by now interest rates for home mortgages are on the rise and are expected to increase as through 2017.     Hi,

    I hope you had a great Thanksgiving holiday.  I am most thankful for my family and friends. Every relationship I have brings something special into my life and I am very grateful for that.

    As we head towards 2017 many of us will start making plans for the coming year. If those plans involve making a move to a new home I am always happy to help you prepare and make the process easier. It's important to start planning now so that when the time comes you are ready.

    Until then, I wish you all the best this holiday season and a very Happy New Year!

Silent Auction Gala to raise scholarship funds for San Ramon high school senior girls attending a four year university and young women attending CSU East Bay in the Renaissance Scholar Program.     Close to one hundred items have been donated by Tri- Valley businesses and individuals. Unique gift basket drawings throughout the evening beginning at 7:25 pm. Everyone is welcome. Admission is free! Enjoy light appetizers and desserts with coffee and sparkling cider. Wine can be purchased at the bar.

    Start the holiday season off with a healthy fun run or walk through San Ramon. Participants will receive a holiday long sleeved t-shirt and the famous Bah Humbug! ornament. The Bah Humbug! is a chip timed race.

    Registration Fee: $35 for online and postmarked registration by Sunday, November 27th. Registration fees increase to $45 starting November 28th through race day. Preregistration family rate for 3 or more is $30 per person and increases to $45 on November 28th. Must be immediate family only, and all entry forms must be submitted at the same time.

    Race day registration tables are open 7:30am to 8:45am.

    Registration details will be available online at www.active.com; search Bah Humbug or on the City of San Ramon website. Late or incomplete entries will not be accepted.

    Spread Holiday Cheer: Runners are requested to bring a can of food to be donated to the Contra Costa County Food Bank to assist those in need during the holidays. Canned food donations will be collected near the registration table.

    Run Awards: Medals are given to the first three finishers in each age division. This is the first run of the Mayor's Crown, which will award the lowest combined times of the 2016 Bah Humbug! and 2017 Run San Ramon pre-registered 5k runner. The Mayor's Crown winner will be recognized at the 2017 Run San Ramon.

    Costume Contest: Make sure to come dressed in costume and in the spirit of the run. Costume awards will be given for most Grinch-Like, Best Holiday Spirit, and Best Group Theme.

Under the direction of Maestro Tim Smith conducting the Contra Costa Chamber Orchestra, the four guest Soloists and the chorus present an inspirational message of joy and celebration.

    The chorus is the audience - like yourselves - who wish to add their voices to the inspiring strains of one of George F. Handel's most festive oratories - The Messiah.     Thank you for taking the time to read our newsletter. I receive a lot of positive feedback from our readers saying that they really enjoy it and find it helpful. I hope that you have found value in it as well. I am always open to receiving feedback. If you like the newsletter, or you have an idea to help improve it, I'd love to hear from you.

    Our goal is to help ease your activity planning and have all of the events going on in San Ramon and Danville listed in one place. We do our best each month to list as many events as we can find, but we don't get them all. We are happy to get the word out for any community or school event. If you know of an event coming up that you would like us to include please let us know. Even if timing of the event prevents us from putting it in the newsletter we can always post it on our Facebook page.

    We have a lot of great events going on this month. November is one of my favorite months because we get to celebrate Thanksgiving which brings together two of my most favorite things: Family and Food!     This month we explored two topics in our blog series. The first is the History of Mt. Diablo. I really enjoy learning about the history of the San Ramon Valley. It's fun to explore how our community has grown and gain insight into the effect that those who have come before us have had. One of the reasons I really like learning about our area is that it feels more personal and tangible. We can visit the sites, see the old buildings and remnants of the past. We have written many blog posts that explore much of the rich history in our area. I hope that you will find them informative and fun.

    The second topic we explored is about finding different activities we can do with our children after school. It's very easy these days for kids to get sucked into TV and electronics once they get home from school. While technology is important we also need to make time for activities that keep them engaged, active, and involved with the family. One of my favorites is cooking. I look forward to having my girls help us more in the kitchen as they get older. I hope that you will find time to do some of these activities with your children as well.

    Have a wonderful Halloween! Stay safe, and remember to take the time to do something fun. We will see you out there.

    Hi,

    We are starting to see a bit of a shift in the real estate market. For the past 5 years we have seen home values increase and it has been a very strong sellers market. Homes have been selling with multiple offers and over the asking price. A growing economy, low rates, and a low inventory of homes for sale were contributing factors to that.

    Over the past couple of months we have seen a bit of a change. Homes are sitting a little longer and the number of potential buyers and offers on homes have decreased. There does not seem to be a specific factor that is playing a part in this. It may just be that we are nearing the end of a cycle and things may be changing. This does not mean that values are dropping or the days of the seller's market are over, but it is important to understand and watch to see how things will develop.

    If you would like further insight into the market please let me know I am always happy to talk about real estate and our local market anytime.

    Hi,

    This year the San Ramon Valley Unified school year starts August 15th which is 10 days earlier than last year, and only 2 weeks away! If you are new to the area and need to register your child you can find registration information on the district website.  As you may already know, San Ramon Valley Unified is one of the best districts in the state. With many of the schools constantly ranking in the top 5-10% in the state. The district has a 98.4% graduation rate, and 95% of the students plan to attend college.  One of the top reasons families want to move here is so their children can attend these great schools.

    Cynthia and I are excited about the fact that our oldest daughter is starting Kindergarten this year. Our experience with the district is a little limited at this point, but so far so good. We look forward to the many wonderful years of having our girls attend SRVUSD.

    There are lots of great events coming up this month, and with the start of the school year just around the corner now is the time to get out there and do something fun. I hope to see you out there!

    As they say "Time flies when you are having fun"...

    It's been six years since Cynthia and I started Villa Properties. We have really enjoyed our time spent helping our clients with their housing needs. One of our main goals is to provide the highest level of service, and make sure that we treat everyone the way that we would want to be treated if we were buying or selling our home.  One very gratifying thing that I never anticipated when we first started was that we would build great relationships and friendships with our clients. It is personal for us and it means a lot to be able to help.

    To all of those that we have helped so far we say thank you for the opportunity, and thank you for your continued support. To those of you who we may help in the future, we look forward to meeting you and to helping you as well.

    If you're like most people, the thought of a child without a birthday cake probably has never crossed your mind. Sadly it’s a reality many children face. At Cake4Kids, we have the privilege to bake and deliver birthday cakes for foster children and at risk youth, who otherwise wouldn't receive a birthday celebration. Every child should feel special at least one day a year.

    To honor the children we serve and to thank our volunteers, we host an annual Cake-Off contest. The contest is open to Cake4Kids volunteers and the general public (no professional bakers). Bakers can choose from 3 different categories and the winners receive a $100 cash prize.

    The categories are: Made By Kids, Best Tasting, and Best Decorated.

    This year we are excited to announce we are hosting our first ever East Bay Cake-Off4Kids event in Danville due to popular demand and our growing base of volunteers in Contra Costa and Alameda counties. 

    This is a sweet event for people of all ages even if you are not a baker. We will have light refreshments for you to enjoy before you indulge in cake tasting. You will have a chance to participate in our silent auction, where you can steal some deals such as spa days to weekends away and sports tickets. But truly the best part is always the unlimited cake tasting of all the delicious contest cakes.

    The Town of Danville and Contra Costa County Library have approved a two-week closure to complete a small renovation to update aging equipment and key areas of the Danville Library. The Danville Library will close on June 13 - 26, 2016, for the upcoming project, and re-open on Monday, June 27.

    Staff will maintain minimal library service during regular open hours from the Mt. Diablo Meeting Room. As the work includes the necessary replacement of eight large HVAC units on the rooftop, requiring the use of heavy equipment and machinery, the Danville Library and exterior book drop will be closed to the public out of an abundance of caution for public safety during the HVAC work. During the closure, the library is also taking the opportunity to fully update its public restrooms and seating in the adult/teen areas to provide residents and patrons brighter, safer and more welcoming facilities at this busy library.

    Minimal Library Service Includes: *Pickup of hold materials *Catalog computers for on-site account access and/or to search and place holds on library materials *Staff assistance with e-commerce, account issues and limited reference (access to the collection will NOT be available during the closure) *Phone reference *Return library materials only during open hours. Exterior book drop will be closed. *Renew exisitng accounts and open new library cards

    We have lots of great events coming up this month. One of the biggest events of the year is San Ramon's "Art and Wind Festival." This is always a great event with lots of great art exhibits, kite flying, dance demonstrations, and great food. Many of the food vendors at this event are run by our local non profits, which means you not only get great food but you help to support our local charities as well. Make sure you mark your calendars for this event, it is not to be missed. Whatever you do, make sure you take the time to do something fun! I will see you out there.

The ACCF was established as a 501(c) (3) Non-Profit Public Charity in 2009 for the purpose of providing fundraising support for the activities of the Alamo Chamber of Commerce. With the consolidation of the Alamo and Danville Area Chambers of Commerce effective in December, the desire of the Trustees of the Foundation is to continue to support the community of Alamo through this new Foundation. The mission of the Community Foundation of Alamo (CFA) is to enhance the well-being and quality of life for the people and community of Alamo.
